Certus Team Shares Insight at Cornerstone Expo Wales

Members of the Certus team recently attended the Cornerstone Expo, held at the Celtic Manor Resort, where they joined industry peers for a day of discussion and insight across the property and finance sectors.

Matt Mason took part in a panel debate on unregulated bridging finance, hosted by Tony Gilbertsen of Signature Property Finance. The session explored the opportunities and risks associated with short-term lending, bringing together perspectives from across the market.

Matt’s contribution focused on the critical role of the valuer within the bridging process. He highlighted the importance of speed and efficiency in delivering advice, reflecting the fast-paced nature of bridging finance, and emphasised how valuation insight can directly influence the structure of a loan.

A key theme of his discussion was the importance of early-stage advice. With most bridging loans structured over a 12-month term, Matt outlined how valuers play a vital role in helping clients assess whether a viable exit can be achieved within that timeframe.

He explained that this typically comes down to two core considerations: firstly, whether the borrower has the capability to complete any proposed works or refurbishment within the agreed schedule and budget; and secondly, whether there is sufficient market liquidity to support a sale within the loan period.

Matt was joined at the event by colleagues Phil Applegate, Paddy Parish, Sophie Wall, and Jon Matthews with the team using the opportunity to connect with industry contacts and share Certus’ expertise in supporting informed, commercially focused property decisions.
